Job Description
The primary duties of the Real Estate Specialist/Right of Way Agent would be working with the real estate group on several public works projects.
General Responsibilities:
Conduct title research and preparation of abstracts of title
Review abstracts for compliance, completeness and accuracy when conducted by sub-contractor
Coordinate with title attorney by providing completed abstracts of title identify parcels with title problems and other issues requiring curative work or acquisitions through condemnation proceedings
Research payment of property taxes and! /or ordering tax certificates
Request mortgage certif! icates, when necessary
Conduct online research for obtaining property owner contact information and verifying contact information and preparation of ownership listings
Coordination with facility owners relative to pipelines and utilities (securing letters of no objections, encroachment agreements and other such documentation)
Preparing master template agreements for the acquistion of servitudes, easements, fee acquisitions, etc., and presenting to client for approval
Coordinating with surveyors and appraisers as necessary for property surveys, right-of-way maps, appraisal reports, etc. necessiating fee proposals, coordination with client for approval, preparation of notices to proceed, scheduling, monitoring and status reporting.
Preparation of compensation offers
Negotiations with property owners for the acquisition of real estate interests required for project construction; requesting landowner payments from client
Recordation of documents, maintain all records in GCR's land management system, maintain log of all contracts with property owners, and provide status reports of ongoing real estate initiatives
Attend meetings with clients
Required Skills and Experience:
Proficiency in Excel, Word, and the use of Power Point and Access
Strong organizational skills
Knowledge of real estate project lifecycle
Proficient in title research and preparation of abstracts of title
Technical and detail oriented
Understanding of property metes and bound descriptions
Ability to work independently and possess strong commitment to team environment
Strong technical writer and excellent oral communication skills
Maintain daily timesheet with notes of services provided
Ability to meet project milestones and delivery schedules
5+ years of experience
Minimum, Bachelors Degree
